How can I start the process of moving in?
Coordinate with your landlord and your moving company to smoothly transition from your previous home. Rushing thru this process or undertaking it all yourself is a sure fire way to end up having to see a chiropractor for back pain.How can I get more information about your rental units?
Please take some time to explore our website to get very detailed information regarding our properties and the current availability.  You even have the option to view photos, virtual walk-thrus, and download forms from this website.

How does the application process work?
You will need to fill-out an application and pay $50 per person.  The application will take into consideration your previous rental/landlord history, eviction search, court cases for landlord/tenant issues, employment/income verification, credit check, and criminal/background check.

How do I know if I make enough to qualify for one of your rental units?
Although we cannot offer an approval without a full application, as a general rule an application should have monthly gross income that is three times the rental amount.  Additional debt and monthly obligations will also have to be taken into consideration.  Try our calculator below to help you get started.

What credit score do I need?
We consider the application as a whole versus just one part.  But in general a credit score of 680 or above is good, 620-679 is okay, and under 620 is poor.  We generally do not consider credit scores below 650.  If you are unsure what your credit score is, consider finding out yourself by clicking HERE.

Do you accept Section 8 or housing vouchers?
We would only accept such programs if the applicant meets all the typical requirements including, but not limited to, a good credit score, positive previous rental/landlord history, no history of evictions or adverse court cases regarding landlord/tenant issues, pass a criminal/background check, and be able to fulfill security deposit requirements.

How do I apply for a rental unit?
Please click the Forms button and download the rental application.  After you completely fill it out and sign, you can fax it to 630-206-1660, email it to us, or take a pic and text it to 630-735-1405.  You can also mail it to us (include the appropriate application fee).

What is the security deposit?
The security deposit is a minimum one month's rent but is typically 1 to 1 1/2 month's rent depending on the credit score and full application details.

Are pets allowed?
Sorry pets are not allowed.

Do I need to get Renter's Insurance?
We highly recommend that you get and maintain renter's insurance during the duration of your lease.  

How often does the rent go up?
Rents are generally consistent with the local area market for new tenants.  However, for our current long term tenants, rents are always substantially lower that the local market.
